How I represent sellers

Three pillars of selling your home

Strategic Pricing & Market Analysis

I look at recent nearby sales, active competition, and your home’s condition to set a price that fits the market, not a guess.

Tailored Property Marketing

A plan shaped around your home and your most likely buyer, from how it is presented to how it is shared with buyers and agents. We agree on it together before anything goes live.

Skilled Negotiation & Personal Representation

I stay with you through offers, counteroffers, inspections, and closing, and I speak up for your goals at every step.

The process

  5. Negotiate to closingI stay involved through inspections, paperwork, and the closing table.

Modern tools, human judgment

Smart technology. Personal advice.

Douglas Elliman gives its agents training, and I have trained in using AI tools too. I use them to read market data faster, test pricing ideas, and explain the numbers in plain words. The decisions stay human. I review the results, and you make the final call.

Price estimates are guidance, not appraisals.

Questions sellers ask

Selling FAQ

How do I find out what my Long Island home is worth?

Start with the free home value request on my website, or book a free 30-minute consultation. I review recent nearby sales and current listings, then talk through a suggested price range with you. A price opinion is guidance, not an appraisal.

How long does it take to sell a home?

It depends on your price, your home’s condition, the season, and the market in your town. I will not promise a timeline. I will give you a realistic picture after we review your home and the local numbers.

Do I need to fix things before I sell?

Not always. We walk through the home together and decide what is worth doing and what is not, based on your budget and your buyers.

What does it cost to sell a home in New York?

Costs usually include broker commission, New York transfer taxes, and attorney fees, plus any closing items. Commission is negotiable and set in your agreement. For legal and tax questions, please talk with your attorney and tax adviser.

Can I sell and buy at the same time?

Yes, many clients do. We plan the timing of both moves together so you know what to expect before you list.

Do you work in Spanish and Portuguese?

Yes. I work with clients in English, Spanish, and Portuguese.

Which areas do you serve?

Smithtown, Commack, Huntington, Dix Hills, Hauppauge, Hicksville, Northport, Kings Park, Lake Grove, Melville, Fort Salonga, Stony Brook, and other Nassau and Suffolk County towns.
