For ITIN buyers

Yes, you can buy a home with your ITIN.

You don't need a Social Security number to own real estate in the United States. Thousands of buyers do this every year. Here's how it actually works.

What is an ITIN mortgage?

An ITIN (Individual Taxpayer Identification Number) mortgage is a home loan available to buyers who file taxes using an ITIN instead of a Social Security number. The loan is fully legal, regulated, and reported to the IRS like any other mortgage.

FAQ

Frequently asked questions

Yes. ITIN mortgages are fully legal, FDIC-regulated home loans offered by both portfolio lenders and credit unions. The IRS recognizes the ITIN program specifically so non-citizens and people without Social Security numbers can file taxes and participate in the financial system.
No. Property ownership is a financial transaction completely separate from immigration. Owning a home does not affect your status, does not create or remove a path to citizenship, and does not make you a target. Lenders cannot share your information with immigration authorities.
ITIN mortgage rates are typically 1 to 2 percentage points higher than conventional loans, because the lender carries more risk. The exact rate depends on your down payment, credit history, and the lender. I'll shop multiple lenders to get you the best rate available.
Yes. Once you've been paying on time for a couple years and built equity, refinancing into a conventional loan (if your situation changes) or a better ITIN rate is absolutely possible. Many of my clients refinance within 3 to 5 years.
Not necessarily. Most ITIN borrowers qualify on their own income. A co-signer can help if your income is borderline, but is rarely required if your tax returns and work history are solid.
Self-employed buyers are very welcome. Your tax returns are what matter. Cash income that isn't reported on taxes cannot be counted, which is why filing your taxes properly every year is critical. We can usually work with bank-statement programs for documented cash deposits.
From pre-approval to closing, expect 60 to 90 days. ITIN closings can sometimes take a few weeks longer than conventional because the lender pool is smaller, but I've closed in as few as 45 days with a prepared buyer.
I work with multiple ITIN-friendly lenders, so a denial from one doesn't mean the end. We figure out the gap (usually credit, income documentation, or down payment) and build a plan. Most "denials" become approvals within 6 to 12 months of focused prep.
