Buying a home in Dix Hills, NY starts with knowing how the area is set up. Dix Hills is a hamlet and census-designated place in the Town of Huntington, in Suffolk County on Long Island. It uses ZIP code 11746, covers about 15.75 square miles, and had 26,180 residents in the 2020 Census, according to Wikipedia's Dix Hills entry.

Dix Hills is known for larger lots and bigger homes than many nearby hamlets. That's great for space, and it also means more house to inspect. This guide covers the roads, the train, schools, parks, home styles, and the checks I run with buyers before they make an offer.

Where is Dix Hills, NY?

Dix Hills is in the Town of Huntington, in western Suffolk County. It's a hamlet, not an incorporated village. People tried to incorporate it in the 1950s and again around 2001, but both efforts failed, according to Wikipedia. So the Town of Huntington handles local government here.

That matters for buyers. The Town handles building permits, Certificates of Occupancy, and most local records. When you check permits on a Dix Hills house, you'll deal with the Town of Huntington Building Department.

Dix Hills borders the Town of Babylon to the south. Nearby hamlets include Melville, Commack, Huntington Station, and Deer Park. Some listings near the edges use a different mailing address, so always check the exact hamlet and school district on the listing.

A quick bit of history: the name goes back to Dick Pechegan, who was likely a member of the Secatogue people. Over time the name was shortened to "Dix Hills," and it was in use by 1911, and the area stayed mostly farmland until after World War II.

How do you get around from Dix Hills?

Dix Hills is set up for driving. The Long Island Expressway passes almost straight through the middle of the hamlet, according to Wikipedia. The Northern State Parkway has Exit 41 at Wolf Hill Road for Dix Hills and South Huntington, according to Wikipedia's Northern State Parkway entry.

For the train, Dix Hills sits between two LIRR branches. To the south, Deer Park station is on the Ronkonkoma Branch, according to Wikipedia's Deer Park station entry. To the north, Huntington station is on the Port Jefferson Branch. Check the MTA Ronkonkoma Branch timetable for current trips and times.

• Do a test commute. Drive to the station or your office at rush hour before you make an offer.
• Compare both branches. Time the drive from the house to each station you might use.
• Check parking. Ask how parking works at the station you plan to use.

What school district is Dix Hills in?

Most of Dix Hills is in the Half Hollow Hills Central School District. A small southeastern part is in the Commack School District, according to Wikipedia.

Half Hollow Hills serves most of Dix Hills and Melville, plus all of Wheatley Heights and parts of a few nearby hamlets. It has nine schools: five elementary schools, two middle schools, and two high schools, High School East and High School West, according to Wikipedia's Half Hollow Hills entry.

School district: confirm by address. District lines don't always match the mailing address, and taxes can differ from one district to the next. Ask for the school district on the listing, confirm it with the district office, and check the latest tax bill before you make an offer.

What is there to do in Dix Hills?

Dix Hills has a big town park and a college right in the hamlet.

• Dix Hills Park. A 152-acre Town of Huntington park on Vanderbilt Parkway, about a quarter mile east of Deer Park Avenue. It has a 9-hole, par 31 golf course with a driving range, two indoor ice rinks at Clark Gillies Arena, and an outdoor Olympic-size pool that opens in summer, according to the Town of Huntington.
• Five Towns College. A private college founded in 1972 that focuses on music, media, and the performing arts, according to Wikipedia's Five Towns College entry.
• Half Hollow Hills Community Library. The local library serves Dix Hills.
• Shopping and dining nearby. Jericho Turnpike, Huntington Village, and Melville are a short drive away.

Visit the streets you like on a weekday and a weekend. Traffic near the expressway service roads can feel very different at rush hour.

What kinds of homes are in Dix Hills?

Dix Hills has a lot of larger homes on bigger lots. You'll see colonials, ranches, split-levels, and contemporary homes from the mid-1900s on, plus some custom homes and newer rebuilds. Many homes have in-ground pools, finished basements, and more than one heating and cooling zone.

Big homes come with big systems. A large house can have two or three furnaces or air handlers, a larger roof, a long driveway, a pool, and a sprinkler system. Each one costs money to run and to replace.

Here's what that actually means for you: compare Dix Hills homes by the full monthly cost and the age of the big systems, not just the list price and the photos. A lower price with an old roof and old HVAC can cost more in five years than a higher price with newer systems.

What should you check before making an offer in Dix Hills?

These are the checks I walk through with every Dix Hills buyer:

1. Property taxes. Get the latest tax bill and ask which exemptions are on it. Read the Long Island property tax guide.
2. Permits and the Certificate of Occupancy. Pools, decks, additions, finished basements, and extra baths should have permits on file with the Town of Huntington.
3. Pool condition. Ask the age of the liner or surface, the pump, and the heater, and whether the pool fence and alarms meet code.
4. Heating and cooling. Ask how many zones the home has, the age of each unit, and what fuel heats the house. Ask if there's an oil tank, above ground or buried.
5. Cesspool or septic. Many Long Island homes aren't on public sewers. Ask which system the house has, how old it is, and when it was last pumped.
6. Water. Ask whether the home is on public water or a private well, and test the water if it's a well.
7. Roof, windows, and drainage. Ask the age of the roof and look for signs of water in the basement.

How much do you need to buy in Dix Hills?
