Best Time to Sell a House on Long Island: 2026 Guide

What three national studies and the latest OneKey MLS numbers say about the best month to sell, the slowest months, and whether to list now or wait.

The best time to sell a house on Long Island is usually spring. That's what the big national studies say, and the New York area follows the same pattern, just a little earlier. But the calendar is only one part of the answer.

This guide walks through what Realtor.com, Zillow, and ATTOM found this year, what the latest OneKey MLS numbers show for Nassau and Suffolk, and how to decide if you should list this fall or wait for spring.

When is the best time to sell a house on Long Island?

Spring is usually the best time to sell a house on Long Island. Realtor.com named the week of March 22 as the New York metro's best week to list in 2026, and Zillow found that New York area homes listed in the first two weeks of May sold for 1.8% more. Fall and winter can still work, because Suffolk County had fewer homes for sale in August 2026 than a year earlier.

What is the best month to sell a house?

Three well-known studies came out in spring 2026. They measure different things, so they don't land on the exact same date. They do agree on the season.

  • Realtor.com. The best week to list in 2026 was April 12 to 18. Homes listed that week have had prices about $5,300 (1.3%) higher than the average week and about $26,000 (6.6%) higher than at the start of the year. They also got 16.7% more views and sold 9 days faster, according to Realtor.com's 2026 Best Time to Sell report.
  • Zillow. Homes listed in the last two weeks of May sold for 1.7% more, about $6,000 on a typical U.S. home. That comes from Zillow's review of 2025 sales in the 35 largest metro areas.
  • ATTOM. Sales that closed in March had the highest seller premium, 10.7% above the home's estimated value. May and April tied for second at 10.2%. ATTOM looked at 52 million sales from 2015 to 2025.

Put together, the strongest window runs from about March through May.

What is the best time to sell in the New York area?

The New York metro area, which includes Long Island, runs a bit different from the national numbers.

  • Realtor.com's New York pick: the week starting March 22, 2026. Homes listed that week have had prices 4.6% higher than at the start of the year, about $34,000. They also got 18.3% more views and sold 10 days faster than the average week.
  • Zillow's New York pick: the first two weeks of May. Homes listed then sold for 1.8% more, which worked out to $13,200.

These numbers cover the whole metro area, not one town. A colonial in Smithtown and a co-op in Queens are in the same study. Use them as a guide to the season, not a promise for your house.

Here's what that actually means for you: if you want to be on the market in late March or April, the prep work starts in winter.

What is the hardest month to sell a house?

By price, the weakest months in ATTOM's study were October and September. Sales that closed in October had a 7.9% seller premium, and September had 8.0%. That's the lowest of the year, according to ATTOM's 2026 analysis.

Two things to know before you read too much into that:

  • Even the slowest month was above the estimate. A 7.9% premium still means the typical home sold for more than its automated value.
  • ATTOM counts the closing date. A sale that closes in October usually went on the market in summer. So this isn't a grade on listing your home in October.

Realtor.com looks at it from the listing side. Its report says list prices in the best week run 6.6% higher than at the start of the year. So asking prices tend to start the year low and climb into spring.

Is fall or winter a bad time to sell on Long Island?

Not always. Look at the most recent local numbers from OneKey MLS, which were for August 2026:

  • Suffolk County: the median price for a single-family home was $760,000, up 7.0% from August 2025. Homes took 39 days on the market and sold for 102.2% of the original list price. There were 3,129 homes for sale, down 3.9% from a year earlier.
  • Nassau County: the median price was $911,000, up 4.7% from August 2025.

So prices were still rising, and Suffolk had fewer homes for sale than the year before. Fewer homes on the market means less competition for a seller.

Mortgage rates matter too, because they set what buyers can pay each month. The 30-year fixed rate averaged 7.28% as of October 1, 2026, according to Freddie Mac's weekly survey. A year earlier it averaged 6.34%. Rates change every week, so check the current number before you set a price.

Should you sell in 2026 or wait until 2027?

Nobody can promise where prices or rates will be next spring. I won't guess, and you should be careful with anyone who does. What you can do is look at the things you control.

  • Your reason for moving. A job change, a new home under contract, or an estate can't always wait for April.
  • Your carrying costs. Every extra month means another mortgage payment, tax bill, insurance bill, and heating bill.
  • The condition of the house. If the home needs work, a few months of prep can pay off. See what to fix before selling a Long Island home.
  • The tax rule on your gain. You may be able to leave out up to $250,000 of gain, or up to $500,000 on a joint return, if you owned the home and lived in it for at least 2 of the last 5 years before the sale. That's from IRS Topic 701. If you're close to the 2-year mark, the closing date matters. Ask your tax professional.

What matters more than the month?

Timing helps, but these four things usually move the sale price more.

  1. The price. A home priced right gets seen in its first days on the market. Start with how much your Long Island home is worth.
  2. The condition. Buyers and inspectors look at the roof, heating, electric, and any signs of water.
  3. The paperwork. Open permits or a missing Certificate of Occupancy can slow down a closing. Check with your town's building department early.
  4. Your net number. Know what you'll walk away with after taxes and fees. Read how much it costs to sell a house on Long Island.

Realtor.com's report made the same point: homes that are priced well and ready to move into are the ones most likely to do well.

How do you plan backward from your move date?

Pick the date you want to be out, then work backward.

  1. Closing. In New York, attorneys handle the contract and the closing. Ask your attorney how long closings are taking right now.
  2. Time on the market. In August 2026, Suffolk single-family homes took 39 days on the market, per OneKey MLS. Your home may be faster or slower.
  3. Prep. Leave time for repairs, cleaning, photos, and a permit check.
  4. Pricing talk. Meet with an agent before the prep starts, so you fix the right things.

If you're aiming for a spring listing, start that first talk in the fall or early winter. If you need to sell now, a fall listing with the right price and good photos can still do well.
